The electrical installation in your home works hard every day. From lighting and sockets to kitchen appliances and heating controls, modern households place considerable demand on their wiring. An electrical inspection checks whether that installation remains safe, suitable and in good condition.
For most owner occupied homes, an electrical inspection is recommended at least once every ten years. However, this is a general guideline rather than a reason to wait if something seems wrong. The age of the property, the condition of its wiring and any alterations completed since the previous inspection can all affect how often checks are needed.

What does an electrical inspection involve?
A full inspection is usually recorded in an Electrical Installation Condition Report, commonly known as an EICR. This assesses the fixed electrical installation, including circuits, sockets, switches, wiring, earthing arrangements and the consumer unit.
The electrician will carry out visual checks and electrical testing to identify damage, deterioration, overloading or work that does not meet current safety requirements. The report records the condition of the installation and highlights any faults that require attention. It should also state when the next inspection is recommended.
An EICR is not the same as appliance testing. Items such as kettles, televisions and washing machines are not part of the fixed installation, although visible issues may still be brought to your attention.

When should you arrange an inspection sooner?
You should not always wait ten years. If you are buying a home and no recent EICR is available, arranging an inspection can provide useful information before you commit to the property. This is particularly important in older homes where wiring may have been altered by different owners over time.
An earlier electrical inspection is also sensible after flood or fire damage, following major building work, or if you have concerns about previous electrical alterations. Warning signs such as regularly tripping circuits, flickering lights, buzzing sockets, scorch marks or a burning smell should be investigated promptly.
If your home still has an older fuse box, limited socket provision or dated wiring, an electrician can assess whether further work is advisable. Green Light Electrical provides fault finding, full and partial rewires, consumer unit replacements and additional socket installations, so any issues found during an inspection can be addressed properly.
What about rented properties?
Electrical inspection requirements for rented homes are stricter. In England, private landlords must arrange an electrical inspection at intervals of no more than five years, or sooner if the previous report specifies a shorter period. Landlords must also provide the relevant report to tenants and complete required remedial work within the applicable timescale.
Rules can differ across the UK, so landlords should check the requirements for the area where the property is located. An inspection may also be sensible when occupancy changes, particularly if there are concerns about damage or unauthorised alterations.

Electrical checks after home improvements
Home improvements can change the demands placed on an electrical system. A new kitchen, extension, garden room or electric heating system may require extra circuits or changes to the consumer unit. Electrical work should be planned as part of the wider project rather than treated as an afterthought.
Our electrical services include new installations, rewiring, consumer unit upgrades, indoor and outdoor lighting, additional sockets, testing and fault finding. We can inspect the existing installation and advise on the work needed to support your plans safely.
